How to become a "Morning Person"

 

Ever wish you could become one of those rare morning people? The ones that wake with a start, feeling refreshed and energized. The ones that get in that morning workout or wrap up some work before many of us even hit the snooze button for the first time. Here are five tips to help you achieve that early bird status!

- Create a morning schedule. Physically write down the things you’d like to complete in the morning and set a time for each. Then stick with it. Once you force yourself out of bed early one or two weeks consistently, you’ll find it gets easier and easier to do.
- Let the light in. Whether natural or artificial, light tells your brain its time to get up and get going. If your room lacks large windows where you can open the blinds up, consider investing in a timed lamp or alarm clock with a light.
- Prep and eat breakfast. Although there are many of us who chose the skip breakfast, it is key to perking up your energy in the morning. Try prepping protein-focused meals the night before or grab a yogurt or fruit and try to consume it right after you wake.
- Get your body moving. Whether it’s a short walk around your neighborhood or a rigorous 5:30 am spin class, getting your blood pumping will help wake up your body and has a ton of other benefits, like stress and anxiety reduction.
- Feed your mind. Stimulate your brain and do something you enjoy first thing in the morning. Try reading a favorite book, catching up on the news, doing daily meditation, or setting intentions.

Leasing with the Option to Buy

Leasing with an option to buy is when a renting tenant signs an agreement with a landlord stating that the tenant can buy the property at the end of a prearranged time period. The owner is obligated to sell at the option price, but the tenant is not obligated to buy. The tenant can buy the property only if the landlord exercises the option.

The lease agreement should have a clause that terminates the option to buy if the tenant in any way violates the lease or gets evicted before closing the agreement to purchase.

Usually, purchase price is set out in the original lease-option agreement – in other words, the purchase price is set according to today’s market, not in the future when the option may be exercised.

An option to buy doesn’t give the tenant legal title to the real estate. The tenant becomes a purchaser only upon exercise of the option, at which time the landlord-tenant relationship ceases and the option becomes an absolute and binding contract of sale.

A unique feature of the lease-option is the rent credit. The tenant usually pays above-market rent for the property, but a (nonrefundable) portion is credited toward the purchase price if the buyer decides to exercise the purchase option.

Invest in a good office chair. Investing in an ergonomic office chair is essential. You may be spending anywhere from 30 to 50 hours a week sitting in it, so your back will thank you. Purchasing one with multiple adjustments is ideal so it fits you just right.

Switch up your lighting. Fluorescent lighting has been proven to be hard on the eyes. Make the switch to LED or halogen light bulbs in your home office and try to let in as much natural light as possible. Also, consider finding a desk lamp to reduce headaches and eye strain.

Keep essentials in reach and organized. Nothing says productivity like a clean, neat workspace. Select a desk with a lot of storage or install creative shelving to keep items like pens, pencils, extra batteries, calculators, notepads, and more stored within arm’s reach.

Decorate bright. Pick a color you love and use it to spice up the room. Use cheery yellow or red or relaxing tones like green and blue, instead of beiges and browns.

Aim for the view. If possible, place your desk so you are facing a window instead of a blank wall. Natural light can do wonders for staying alert and you can give yourself a short mental break when necessary by looking to the outdoors.

Before you start having any pest issues, these are some things you can do to prevent:

- Take out the trash.

- Improve drainage

- Clean up food and water spills immediately

- Repair plumbing leaks

- Seal cracks and crevices in walls and floors

- Seal cracks in driveways and sidewalks

- Repair torn window/door screens.

Ants: Eliminate trails between the nest and food and water sources. Get rid of piles of wood, bricks, or other debris. Seal all cracks in your house’s exterior. Trim tree and shrub branches so they don’t touch the house.

Cockroaches: Find and treat the roaches’ microhabitat directly. Usually, the services of a professional exterminator will be required for long-term control.

Crickets: Don’t use heavy ground cover in landscaping within 10 feet of the house. Store firewood and lumber away from the house. Seal exterior cracks and holes. Install yellow bug lights in outdoor fixtures.

Mice: Seal off and clean up any potential habitat. Seal holes and cracks 1/4 of an inch and larger – if a pencil can fit into the hole or crack, so can a mouse. Install thick weatherstripping on the bottom of all doors.

Spiders: Seal cracks around windows and doors. Remove spider webs regularly. Use yellow bug lights outdoors to attract fewer flying insects on which spiders feed.

Summer is almost over on the calendar, but not in Las Vegas. It looks like the temperature won't be below 100 for another 10 days until October. It does not mean you don't have to be prepared for flu season yet especially now we are still in pandemic due to Covid-19. David L. Woodland, an immunologist at the Trudeau Institute, a nonprofit research center in Saranac Lake, N.Y. says the biggest drain on our immune systems in the modern age is stress. Taking the pressure off the immune system helps it build up, he says. Adequate sleep recharges your immune system, and most people don’t get enough nowadays.

While people tend to get fewer colds as they get older, since their immune systems have developed defenses against many strains of cold virus, “the immune system decline outweighs the benefits you’ve been accruing,” says Woodland.

Good nutrition is a must for kids year-round, says Frogel, and that kids, like adults, need plenty of sleep and regular exercise.

Good nutrition does not mean more food—quite the contrary. Losing weight can help build immunity, according to a study by Tufts University's Friedman School of Nutrition Science and Policy. When a group of adults with high cholesterol lost weight on a low-fat diet, most also showed evidence of improved immune function. Carrie Angus M.D. recommends whole, fresh foods. “Fresh foods not only carry a diverse mixture of vitamins and trace minerals absent from most processed foods, they also have vitality.”

When I am out in the sun too much even at a pool, the heat usually sucks energy out of me and I feel tired afterwards. Also my day would not start without eating breakfast. My brain would not function with an empty stomach and I would have no energy to get up and keep going.

Here are a couple of reasons why you might feel lack of energy and what you can do to gain energy;

- Dehydration. Get enough water by drinking a full glass at every meal, and one every time you go to the bathroom.

Anemia. Too much is as bad as not enough. See your doctor to determine whether you have anemia and how to treat it.

Eating a large lunch. Large meals force your body to use precious energy stores for the huge task of digestion. Eat smaller, more frequent meals to keep your energy level consistent.

Poor meal composition. A good mix of complex carbs, protein and fat ensures slower digestion with an even distribution of blood sugar levels and a constant supply of energy.

Severe caloric restriction. Dropping below the calorie level that your body needs to maintain energy stores will result in fatigue. A good rule of thumb is to maintain 10 times your body weight in calories.

Caffeine dependence. Caffeine works to inject adrenaline into your system to give you a boost, and works on neurotransmitters in the brain that act as pleasure centers. By consuming caffeine throughout the day, you keep your body in a state of emergency. Most experts recommend limiting caffeine consumption to two drinks a day.
